The building complex is located in a transformation district in the east of the Municipality of La Spezia, south of the Pianazze district. The partially urbanized area has a total area of 30,277 m² and it has a usable building area of 10,617 m² of which 1,312 m² existing, with about 6,000 m² of area for public use and parking.

The uncovered areas of the complex are almost totally paved and flat. There are also some artifacts buildings used as a canteen and changing room, which are currently occupied by the activities of a social centre. The evacuation of these artifacts building is in charge of the Municipality of La Spezia, on the basis of the terms of the sales contract with FILSE.

The development of the complex will be possible through a Operational Urban Project of public or private initiative including agreement.
